NJ Bed Bugs Legislation – Possible Unintended Consequences
The New Jersey Assembly passed bed bug legislation which was primarily written to make sure landlords provide treatments for bed bugs infestations as soon as possible. One expert claims the bed bug infestation problem in some urban sections of Atlantic County are almost epidemic. It’s a smart idea to take care of the infestations as soon as possible since the bed bugs are excellent travelers.
The NJ legislation includes deadlines by which the NJ landlords are required to deal with bed bugs infestations. No, it’s not three years. Fines for landlords that do not take appropriate action are $300 for each bed bugs infested room and $1,000 for each bed bugs infested common area.
Perhaps the landlords will simply higher the lowest bid company which has little experience with bed bugs. Perhaps the NJ landlords in non-rent control apartment buildings will simply raise rents and claim the rent increases have nothing to do with bed bugs treatment costs. Landlords might stop replacing old appliances and providing repair services as a way to make up for the money spent on bed bugs treatments. It will be interesting to see if this legislation improves the New Jersey bed bugs situation.
