Pests Pit Tenant Against Landlord

Lutfa Moni and Sohel Ahmed are locked in a legal battle with their landlord, Setam Realty Associates. The lawsuit they filed in Queens Housing Court claims that the company failed to address their problem of pest infestation and the couple has been the subject of harassment since making the complaints.

According to Moni, their apartment has been overrun with bed bugs, mice and roaches since 2010. Extermination appears to have eliminated the bed bugs, but rats have recently turned up. She and Ahmed believe they’re being “punished” since Setam lost a 2016 bid to evict them.

Who’s at Fault?

For Setam’s part, they allege that the couple is chronically delinquent with rent, owing $18,000 in arrears. While the landlord says Moni and Ahmed are the only residents who have bed bugs, city records document complaints from other tenants dating back to 2013. Issues cited include peeling plaster, lack of heat and faulty elevators along with pest infestations.

Residents of the Union Township Community in Union County, New Jersey are blowing up the phone lines of local NJ rodent control services. Rodents are taking over, and residents and the local government can’t seem to agree on who’s at fault.

Hot Spot
Most of the rodent problems are occurring in a single section of town, near Co. Road 509 and Salem Road where gas lines are being replaced. Though Union Township officials have responded to complaints, they are restricted to exterminating rodents on public land only, treating public land and sewers but leaving many area homeowners to shoulder the costs of their extermination.

Invasion
Residents have reported rodents infiltrating homes, burrowing in yards, and dying on their property. The nauseating stench of decaying, poisoned rodents has kept many families staying indoors. Some believe these rodent issues are the result of over-development, including constant road construction, neglected maintenance in a nearby public parking lot, and area residents residing near a recent gas line project improperly storing garbage.

Passing the Buck
The area health department stated it has not identified any commercial sources. Despite years of complaints, Union Township officials have not commented on the source and length of the rodent infiltration. Regrettably, covering trash, setting traps, and adopting cats just haven’t been enough to address this issue.

Do Cats Deserve Their “Killer” Reputation?

Domestic cats have long been considered aggressive and effective predators. That view seemed to be supported by a 2017 study which found that cats played a part in the extinction of more than 60 vertebrate species around the world.

However, the fierce reputation of cats took a hit with a study published in the September 2018 issue of Frontiers in Ecology and Evolution. A team of researchers spent five months observing a colony of approximately 150 rats at a Brooklyn waste management facility with the original intent to study animal pheromones.

Playing the Cat-vs-Rat Game

During the final 79 days, the project evolved into a study of cat-rat interactions. Scientists were taken aback to find that cats attacked a total of only three rats, and one actually survived.

Two possible reasons were suggested for the results:

– Urban rats are notoriously large, so cats may opt for easier prey such as birds and mice.

– Rats tend to seek cover when they sense the presence of cats.
